在英國買房屋做樓宇按揭普遍分為兩種 – 固定利率Fixed-rate mortgages 和 可變利率 Tracker mortgages（variable rate）。自住物業的話，業主都選擇固定利率，這樣就無須擔心利率上升。
固定利率一般分為2年、5年和10年期的合約，大部分業主們都選擇2年或5年，因為年利率較10年低。根據傳媒『The Mail on Sunday』透露，有借貸公司推出25年或30年固定利率的樓宇按揭，年利率在3厘以下。
現時2年最低可獲0.99%，而5年是1.34%，相對起25年或30年的長期固定利率按揭的利率（2.5%-3%）是稍為高，但仍是不錯的利率。加上有業內人士認為，近10年的物價通賬升幅高達4.2%，這種長期固定利率按揭貸款，能讓業主更安心。
英國樓宇按揭的種類
各位可能還在考慮要不要30年固定按揭，不如先看看英國各按揭的種類和屬性，再行決定。
自住物業的樓宇按揭分為兩種：
- Fixed-rate mortgages
- 這是固定利率按揭，利率在合約期內維持不變
- 合約年期一般分為2年、3年、5年，甚至10年
- 限制提前還款的金額，一般每年可提前還款按揭的10%
- 假如借貸人提前還款（例如賣掉物業、搬家等情況），便當作毀約，須被罰款
- Tracker mortgages
- 這是追踪按揭，又名variable-rate mortgages，利率隨著銀行的利率升降而改變
- 因為沒有合約，因此可隨意轉換提前還款、換借貸公司、換按揭種類，甚至賣掉物業
- 風險偏高，利率跟隨市場變化，銀行隨時加息
英國還有另外兩種按揭，一般投資性物業的業主會較有興趣：
- Buy-to-let mortgage
- 這類型的按揭只適合出租物業使用
- 年利率非常高
- Interest-only mortgages
- 每月只還利息，沒有還本金
- 可將本金做其他投資，但風險非常高
- 借貸人必須有很穩健的投資計劃
- 因為沒有還掉本金，到最後必須留有一筆資金還款
- 有可能失去物業
