英國財政大臣計劃向業主們『埋手』，Capital Gains Tax 將會面對多一倍的稅率

政府計劃在未來從『Capital Gains Tax資產增值稅』入手，期望為庫房帶來過億英鎊的收入，來支付在COVID-19病毒使用的巨額費用。財政大臣Rishi Sunak 在審查時查得，如透過減去免稅額和提高至雙倍的稅率，將會可以籌集約140億英鎊。

今次主要影響的對象，是擁有第二套房屋的業主和乎合稅收資產的富豪們（生意、名畫、古董等）。政府計劃『Capital Gains Tax資產增值稅』的調整增加1倍稅率，現時的稅率如下：

基本稅率範圍內 (£12,501 to £50,000)：

高稅率範圍內 (£50,001 to £150,000)：

如何計算『Capital Gains Tax資產增值稅』？

現時『Capital Gains Tax資產增值稅』的免稅額是£12,300，假如你的物品的原本價值（購買時）是£5000， 賣出時£25,000， 扣除原本價值和免稅額是£7,700。

£7,700加入在你的個人收入額，加入後如：

• 在基本稅率範圍內，收取10%稅率＝£770
• 在高稅率範圍內，收取20%稅率＝£1540

**所以假如稅率雙倍地增加，原來£770的資產增值稅，將會變成£1540，而房產的稅率金額就更甚。

『Capital Gains Tax資產增值稅』包括什麼？

以下途徑所獲得的物品在出售時獲得的利潤：

• 售賣的物品
• 饋贈或轉讓的物品（合法伴侶或慈善機構除外）
• 與他人交換的物品
• 獲得賠償（保險賠償金）

相信即使財政大臣有此計劃，亦只可等到明年財政年度（2021年4月）才會開始。所以大家如果想將投資性的房產賣出，就要快點！
