來到英國除了找工作，亦想為自己建立一個家 -『買屋』能給予你和家人一個真正屬於自己的家。在英國拿足夠的首期上車做業主不難，要銀行接納你的Mortgage申請就有難度，除了查看申請人的背景、薪資、工種外，還有最重要的一項 – 『Credit Score 信譽度』。假如你擁有很好的工作，工資很高但缺乏Credit Score，會令整個房屋貸款的申請變得困難。
Credit Score有什麼用途？
透過Credit Score可以讓銀行或財務公司了解借貸人的還款能力，在房屋貸款發揮極大的作用。除了房貸，還有以下幾項同樣透過Credit Score來進行申請批核：
- 申請個人貸款
- 申請信用卡
- 租屋
- 買車上會（汽車貸款）
- 分期付款（傢私、電器）
Credit Score的計分標準
每個銀行或財務公司的Credit Score計算方法不一，以英國3間最大的『信用評級機構』分別作比較：

不同的銀行或財務公司的Credit Score計算方法，視乎他們使用哪個『信用評級機構』平台。基本上如果能建立到650分或以上，在申請貸款上基本是沒有任何阻滯。
如過往在香港或其他國家建立的Credit Score，在英國能用嗎？
Credit Score是無法跨境，因此初到英國的你是需要重新建立Credit Score。
什麼因素會影響 Credit Score？
- 有逾期或未付款的記錄
- 信用卡超額使用
- 違反信貸協議
- 有破產，無力償債和法院判決（CCJ）的記錄
- 在短時間內提出過多的信貸申請
- 與信譽度差的人開設聯名戶口
- 經常從信用卡中提取現金
- 曾有欺詐和不實的信貸申請記錄
- 沒有參加選舉
- 經常搬家
避免發生以上事情，有效保持良好的Credit Score。如想提升Credit Score，有以下方法：
1. 申請信用卡
申請和使用信用卡，能提升你的信譽度。即使是限額或使用金額很少，只要每月有使用信用卡，並準時付款，都能有效地提升你的個人信譽度。
2. 申請有抵押的信用卡 Secured Credit Cards
初畢業或初到英國居住的人，很適合Secured Credit Cards，因為這類型的信用卡專為『零信譽度』甚至『低信譽度』的人而設。對於沒有信譽度的人申請常規信用卡是非常困難，但Secured Credit Card是綁定在個人儲蓄戶口，以儲蓄戶口內的金額來決定是否批出信用卡和信用卡限額的多少。
透過Secured Credit Cards來提高信譽度與常規信用卡無異，只要每月使用信用卡，並準時繳交欠款就可以。
開設聯名銀行戶口或成為授權用戶
如果無法獲取信用卡，建立信譽度的另一種方法就是成為他人的帳戶授權人，或者與一位良好信譽度的人開設聯名戶口。 對於仍在讀書還未畢業的年青人，如父母可以與孩子開設聯名戶口或授權孩子處理戶口事宜，預早為子女建立信譽度。
使用月費式的電話卡
電訊公司提供電話服務後，使用者才支付月費，所以每月支付的電話費等同於借貸。在簽電話卡合約的時候說明，使用者需要透過銀行每月自動轉帳（direct debit) 的方式支付月費，只需大概每月£20-£30的電話費支付記錄，就能大大提升信譽度。
參加選舉投票
這方法可簡單地提升你的信譽度，因為參加選舉必須填寫『permanent address永久地址』，這樣『信用評級機構』便可確實你的個人姓名和住址，來增加信用評分。
可惜參加選舉的必須為16歲或以上的英國公民才有資格。但家長們可鼓勵已滿16歲的孩子（同樣必須為英國公民）參與，為未來建立好信譽度。
自動轉帳（direct debit)
將所有必須支付的費用設為自動轉帳（direct debit)，例如：房屋的租金、Council Tax、水電媒費、上網費、電話費或信用卡金額，以免遲交避免信譽度減低。
開設屬於自己的信用評級報告
經常查看自己的Credit Score，有效防止出錯。以下兩個Emily正在使用的平台，大家可才參考：

每位使用Natwest App的用戶都可以免費直接的查看你的信用評分，他們使用的平台是 TransUnion，是英國3大『信用評級機構』之一。
